Carl is a registered Professional Valuer with a 3-year National Diploma in Property Valuations with more than 35 years of experience in all type of valuations. International footprint. More than 28 000 valuations were done for Financial Institutions on contract.

5-year experience full-time within a municipal environment.

25 years on a contract base for various Financial Institutions such as FNB and RMB (later years the First Rand Group), Investec, Standard Bank Commercial, Boland Bank and Nedbank (later incorporated as Nedcor), SAHL and private clients throughout South-Africa, Lesotho and Namibia.

All type of valuations were conducted: Residential, Commercial, Industrial, Farms, Specialised Properties such as Petrol Filling Stations, Hotels, Guest Houses, Abattoirs, and Shopping Centres. One of the most interesting and also challenging valuations, was Tiffindell Ski Resort, many years ago.

Is your municipal valuation higher than the market value?

Once a new valuation roll is published and implemented, the overpayment of the previous cycle of rates and taxes is down the drain, however, it does not matter if the period of objection is overdue, in the current or active valuation role, I can still help you.

It is worth noting that if the owner or another valuer was unsuccessful with the first valuation objection, whether it is a lack of experience, or if the valuer is not familiar with the full procedure which is in fact negligence to take on such a project (and I do have examples), the loss is for the property owner, as I cannot assist the owner within that specific valuation roll cycle for a second time, due to a legal escape route the Tshwane municipality enforced. In this specific case, the valuation could have been R5 000 000 less for the specific owner. Taking into account that a valuation cycle is 4 years, and with permission even 5 years, it is a massive additional amount of rates and taxes paid over such a period, unnecessary.

To maximize savings, it is much better to hire a professional valuer who specializes in this sector and has expertise negotiating with municipal valuers and the municipal valuation courts.
